			<p>The industrial asset held in Edinburgh Parks, South Australia has been sold vacant possession to a multinational energy infrastructure corporation, representing a gross capital gain of 14% as it transitioned from a tenanted asset to vacant possession. The site offered a range of expansion opportunities which the purchaser is expected to take advantage of.</p>
<p>Investors in the Trust received monthly distributions for the majority of the 4 year term, with annual cash distributions generally in the 12-15% range.</p>

			<p>Construction has commenced on the East Tamworth Medical Centre with Hampton Property Group partnering with local construction company Formline Group to project manage the construction program. Expected to take around 12 months, this 2 storey building is a suspended contract slab, tilt panel construction. The building is over 4,000 SQM of Gross Floor Area, including a 28 place undercover car park (another 50+ external car parks) and 2,606 SQM of tenanted area (NLA).</p>
<p>An integrated build is being undertaken for the committed tenants, meaning that their tenancy fit-outs will be completed during the construction period and allow those healthcare operators to open immediately after the build process is complete.</p>

<p>The site has a total area of 25,500 square metres upon which sits a modern, well constructed 5,200 square metre industrial shed. The site is currently leased to an automotive manufacturer, but its construction and portion of unused land offers versatility and options for future use when the current tenant exits in 2017.</p>

<p>It does, however, offer existing GP, medical imaging, pathology and physiotherapy services with tenant enthusiasm to see the centre redeveloped. Our core focus is to address the access and cosmetic issues and re-commit existing tenants (or recycle with new tenants) on long-term lease terms.</p>
