The largest, privately owned healthcare facility in the New England was officially opened by the Hon Barnaby Joyce MP, Federal Member for New England which included speeches by Tamworth Deputy Mayor, Hampton CEO Derek Miller and a Welcome to Country.

In attendance were over 100 guests, plus several television news crews, print & digital media and an entertainment program provided by 4 time golden guitar winner Amber Lawrence. Investors and tenants attend the event also, with strong positive feedback on both the event and the presentation of the centre.

The first tenants have opened their doors and commenced seeing patients as the construction program for the ETMC was completed in late 2018. GP, Medical Imaging and Pathology are all open, with Pharmacy, Childcare and the Cafe all set to open in the coming months.

Once full, we expect the ETMC to be receiving up to 2,000 patients to the centre each week.

This site, originally purchased in 2014, has undergone a range of cosmetic, safety and access improvements that have benefited the occupying tenants and the mid-north coast community as a whole.

New long-term leases were negotiated with the existing medical imaging tenant and a new, national GP provider also committed to the centre, taking advantage of the fully-equipped and turn-key GP Clinic.

Investors have benefited from consistent cash distributions ranging from 5-15%, as well as a substantial capital gain that realised a more than doubling of the unit price on exit.

The industrial asset held in Edinburgh Parks, South Australia has been sold vacant possession to a multinational energy infrastructure corporation, representing a gross capital gain of 14% as it transitioned from a tenanted asset to vacant possession. The site offered a range of expansion opportunities which the purchaser is expected to take advantage of.

Investors in the Trust received monthly distributions for the majority of the 4 year term, with annual cash distributions generally in the 12-15% range.

Construction has commenced on the East Tamworth Medical Centre with Hampton Property Group partnering with local construction company Formline Group to project manage the construction program. Expected to take around 12 months, this 2 storey building is a suspended contract slab, tilt panel construction. The building is over 4,000 SQM of Gross Floor Area, including a 28 place undercover car park (another 50+ external car parks) and 2,606 SQM of tenanted area (NLA).

An integrated build is being undertaken for the committed tenants, meaning that their tenancy fit-outs will be completed during the construction period and allow those healthcare operators to open immediately after the build process is complete.

A near-new industrial asset has been acquired in a large industrial park located in Edinburgh Parks, South Australia.

The site has a total area of 25,500 square metres upon which sits a modern, well constructed 5,200 square metre industrial shed. The site is currently leased to an automotive manufacturer, but its construction and portion of unused land offers versatility and options for future use when the current tenant exits in 2017.

Acquired on a strong yield, we expect this project to deliver both strong income returns and a capital gain opportunity.

A tenanted medical centre in the CBD of Kempsey that in some respects met the definition of a “distressed asset” as the building suffered from poor access, a lack of maintenance and a short W.A.L.E.

It does, however, offer existing GP, medical imaging, pathology and physiotherapy services with tenant enthusiasm to see the centre redeveloped. Our core focus is to address the access and cosmetic issues and re-commit existing tenants (or recycle with new tenants) on long-term lease terms.
