WINDMILL HILL MEDICAL & RETAIL CENTRE (TAMWORTH)

Anchored by a long-term lease to an experienced IGA supermarket operator, this retail and medical development is the centrepiece of a new commercial hub that once complete, will also feature a licensed tavern and childcare centre.

This project is to be acquired DA-approved, with a 15+10 year net lease in place for IGA supermarket, along with several of the retail and medical premises also leased. All the major civil works for the surrounding road infrastructure will also be completed.

The development will consist of a 2,500 SQM supermarket, 900 SQM medical centre, 11 specialty shops and parking for over 250 vehicles. This project is located within the only commercially zoned land available within this satellite village of Tamworth that, once complete, will have a catchment of over 12,000 people.

Investment in this project will be available from early 2023.

PYMBLE CHILDCARE CENTRE 

Located in a prime position on Bobbin Head Road, this development is proposed to be a multi-storey, pavilion style childcare centre that once complete will cater for up to 120 children.

This project will commence with an executed 15+10+10 year net lease with an experienced childcare operator with which we have previous experience with and pre-DA discussions with local council have indicated support for the project.

Construction is expected to commence early 2023 once the design and planning process is complete, with the centre to commence trading in early 2024 in time for the commencement of the school year.

Investment in this project will be available from July 2022.

SOUTHERN HIGHLANDS CHILDCARE CENTRES

The Southern Highlands of New South Wales is experiencing unprecedented population growth and the residential developments already approved for the area will add further stress to the childcare sector, already unable to meet current demand.

We have secured commitment from an experienced, Sydney- based operator for TWO new childcare centres to be located in the Southern Highlands and are currently in the process of identifying and securing suitable sites.

The first location in Moss Vale has already been identified with a 15+10+10 year net lease agreed with the tenant. A second site is also being sought in the Bowral/Mittagong area which is to be incorporated into the same Fund.

Investment in this project will be available from August 2022

EAST TAMWORTH CHILDCARE

Located in the booming regional town of Tamworth, this is the second project we have undertaken with this childcare operator and their sixth centre in total.

This project commenced with an executed 15+10+10 year, triple-net lease and a Development Application prepared and submitted to Tamworth Regional Council (prepared by Hampton prior to the Fund being established).

With demolition of the existing dwelling forecast to occur in March 2022 and then construction to then commence in April (STCA), this premium, 80-place centre should be open and trading before the 2023 school year.

ST IVES CHILDCARE CENTRE

Purchased under a sale-and-leaseback arrangement in June 2019 for $9.5 million, this brand-new, architecturally designed childcare centre located in St Ives, Sydney was originally planned for an initial investment term of 4.5 years.

However, with the onset of COVID-19, state and commonwealth governments, recognising the importance of the sector, introduced a range of support measures, essentially underwriting childcare operators.

With asset prices for the sector rising significantly in 2021, we took the decision to exit the investment and sold the asset at auction for $15.9 million.

EAST TAMWORTH MEDICAL CENTRE

The ETMC (East Tamworth Medical Centre) is a greenfield development project and the largest privately owned healthcare facility in New England.

Completed in late 2018, this modern, architecturally designed building maximises convenience for both tenants and their customers alike, combining a range of healthcare services in a single location including GP, Pharmacy, Pathology, Medical Imaging and Allied Health, supported by a Cafe and Childcare Centre. The ETMC offers an abundance of parking for both customers and staff and is located directly opposite a major Woolworths and Dan Murphys.

The ETMC was recognised as a finalist for an Award of Excellence (NSW) by the Urban Development Institute of Australia in 2019.

ETMC

KEMPSEY HEALTHCARE

This existing medical centre was purchased with a view to redevelop and address a number of cosmetic and mobility access issues. The local bulk-billing GP was replaced by a national operator (Tri-Star Medical Group) and a commitment from Healius (Mid-North Coast Diagnostic Imaging) was reached that ensured X-Ray, CT, MRI, Ultra-Sound and Dental Imaging services would be relocated into a new purpose built centre that was developed on-site.

The centre was updated to reflect a contemporary aesthetic with improved patient access. The result is a modern medical centre that offers a range of healthcare services in a single location in the CBD next to public transport and a council car-park.

GUNNEDAH DIAGNOSTIC IMAGING

This existing medical centre was acquired with a Pathology laboratory already in place, along with a government funded community health services organisation. The building footprint has been extended by around 30%, increasing the utilisation as a whole.

The centre continues to provide health and community services, including a Medical Imaging centre that offers X-Ray, Ultrasound, CT Scan and DEXA imaging.

GUNNEDAH DIAGNOSTIC IMAGING

This existing medical centre was acquired with a Healthscope Pathology laboratory already in place, along with a government funded community health services organisation. The building footprint was extended by around 30%, increasing the utilisation as a whole.

The centre continues to provide health and community services, including a Medical Imaging centre that offers X-Ray, Ultrasound, CT Scan and DEXA.

ORAN PARK MEDICAL CENTRE

Oran Park Medical Centre is a new project scheduled to commence in late 2022 with interest from healthcare tenants already received for around 70% of the centre.

Expected to open in 2024, the centre is being designed for a range of health services including: GP, Pharmacy, Pathology, Medical Imaging, Dental and Allied Health along with a 70 place childcare centre.

ORAN PARK MEDICAL CENTRE

Oran Park Medical Centre is a new project scheduled to commence in 2020 with EOI from healthcare tenants already received for around 60%  of the centre, although further tenant enquiries are welcomed via the Contact Us page on this website.

Expected to open early 2021, the centre is being designed for a range of health services including: GP, Pharmacy,  Pathology, Medical Imaging, Dental and Allied Health along with a 70 place childcare centre. CAMDEN CENTRAL LIFESTYLE ESTATE

Undertaken as a joint venture with an experienced Retirement Living Property Developer, this DA approved site of over 26,000 sqm of land was acquired to develop a retirement living precinct. The masterplan included 213 Independent Living Units over 12 buildings, a 144 bed aged care facility and a Community and Wellness Centre.

Full demolition and remediation of the former Camden High School and Gas Works was undertaken before the site was sold on-market as a construction ready project.

An opportunistic purchase of a 5,000 SQM industrial asset with a total site area of 2.5 hectares, Edinburgh Parks offered a modern, well constructed industrial complex of 5,200 sqm. The project transitioned out a manufacturing tenant that supplied motor vehicle parts to Holden, with the site then sold vacant possession to a large multinational energy corporation.

A successful project that provided double digit income to investors during the term of the investment, plus capital gain.
